One Garage Floor Coating System, Two Layers

You don't have to pick between coating types. We install one two-layer system in garages, built for the way a Northern Illinois slab moves. A concrete garage floor coating has two jobs here: bond to the slab and move with it.

Layer 1: The Polyurea Base Coat

This layer does the structural work. It bonds to the diamond-ground slab and flexes with the concrete through every freeze and thaw. The decorative flake goes into it while it is still wet.

Three Steps, One Day

Surface Preparation

We diamond grind the slab to open the concrete, then repair cracks and pits. Skip this step and no coating holds, whatever it is made of.

Base Coat Application

We roll on the polyurea base and broadcast flake across the wet surface until the coverage is even from wall to wall.

Polyaspartic Topcoat

We scrape back the loose flake and seal the floor under the polyaspartic topcoat. You can walk on it after 24 hours.

Epoxy Garage Floors

Why We Don't Recommend Epoxy Garage Floor Coatings

Epoxy is a real product, and on some commercial jobs it suits the space, so we install it there. A Northern Illinois garage is a harder place for it. The slab expands in summer and contracts in winter, and epoxy is rigid, so it fights that movement. Road salt rides in on the tires all winter. Hot tires park on the same spots every day.

So in home garages we install a polyurea base with a polyaspartic topcoat. The base flexes with the concrete. The topcoat holds its color in sunlight and resists hot tire pickup when it is installed properly. Common Epoxy Garage Floor Problems

These are the four ways epoxy garage floors usually fail. If your floor shows one of them, the coating is near the end of its life.

Hot Tire Pickup

Tires come home hot and sit on the same two strips of floor every night. The heat softens epoxy under the tire, and the coating lifts when you back out. Our guide to hot tire pickup explains why it happens and how it is fixed.

Peeling and Delamination

Most peeling traces back to preparation. A slab that was acid etched instead of ground, or one still holding moisture, never gave the coating a real bond. It looks fine for a season, then lifts in sheets.

Yellowing

Epoxy is not UV stable. Daylight through an open garage door shifts it toward amber, and white or light gray floors show it first.

Cracking and Chipping

Concrete moves with the temperature, and here it moves a lot. A rigid coating cracks where the slab flexes and chips where a tool or a jack lands.
